Airbnb just launched new tools for cities to get the data they need to regulate short-term rentals. We're talking granular metrics on the number and origin of guests, economic impact, and tools for policy enforcement.

This has huge implications as cities balance welcoming tourist dollars while preserving housing availability and affordability for residents. The influx of Airbnbs has squeezed rental housing supply, driving up rents. And tourists traipsing through residential areas disrupts community fabric. Not exactly what long-term residents signed up for.

But Airbnb's new City Portal aims to bridge the divide. Cities can now easily track listings, ensuring compliance with local laws. Airbnb also launched a Housing Council to address affordability challenges. And the portal helps cities connect with local hosts to encourage responsible hosting practices.

It's a delicate dance to align business innovation, affordable housing, and quality of life. But leveraging data insights allows cities to craft evidence-based policies that work for all stakeholders. Apple's new Vision Pro headset brings spatial computing into the real estate realm with vivid, lifelike experiences that could transform how we market and sell properties.

Celeb agent Fredrik Eklund is already using it for remote meetings, with a somewhat glitchy avatar standing in. But the potential lies in showing listings or even future developments to clients with an immersive realism rivaling real life. Especially for those Hawaii buyers browsing from afar.

Compass agent Aaron Businger tested it out, finding the 3D video capture impressively vivid. He sees opportunities to showcase not-yet-built communities so buyers can experience the lifestyle first-hand. Eklund plans to have headsets in his sales galleries to let buyers furnish unfinished units digitally.

Real estate photographer Evan Joseph specializes in the "wow" aerial shots for luxury towers. He took the Vision Pro out for a helicopter spin to assess the spatial imaging. A few tech hiccups aside, he sees next-level visuals for listings. Zillow already launched an app allowing 3D tours.

Of course gimmicks wear off and the headset needs refinement before primetime. But offering an authentic sense of place could mean emotional connections translating to higher sales prices. As virtual ecosystems expand, there are sure to be pain points and lessons in store. But spatial computing in real estate has lift off. The future awaits.

Trust is paramount in the cleaning business, and a recent video has highlighted why. TikToker Parker Jay Smith hired a mother-son duo for his cleaning staff. Initially their diligent attention to detail impressed. But over time the son's solo cleaning of large homes revealed declining thoroughness.

Smith mandated the son only clean alongside the mother to supervise quality. Yet weeks later, unbeknownst to Smith, she covertly dispatched the son alone for an important Airbnb turnover cleaning — a critical job for a top client.

The client complained of subpar cleaning. When queried, the mother insisted she personally cleaned that Airbnb impeccably. But the client provided Ring camera footage revealing a bearded man — the son — as the actual cleaner.

The deception represented an integrity violation Smith refused to overlook. Trust broken, he terminated the pair.

Some may advocate second chances here. But Smith's reputation rides on every clean home. He must know who enters each client's residence and when. For his business to thrive, Smith must surround himself with a crew as meticulous as their cleaning. Background checks, safety protocols and honesty are non-negotiables. If upholding those high standards requires tough calls, so be it.
